On May 26, 2022 the State of Florida adopted Senate Bill D4, in response to the collapse of the Champlain tower in Surfside. This new bill will have a significant impact on condominium safety, inspections and reserves funding. Associations are required by law, prior to December 31st, 2024 and every ten years thereafter:

- to conduct full safety, structural and electrical inspections, to address any deficiencies and to report back to the authorities.

- to conduct a reserves study on structural and safety elements by experts, to adequately fund any insufficient reserves and to report to the authorities.

Additionally, Associations must fully inform and make accessible to the owners all inspections reports and reserve studies. Also critical structural and safety reserves funding can no longer be reduced by the Board or diverted toward other expenses by a majority vote of the membership (owners)
